THE first lots of land at East Maitland residential development Harvest have recently sold.
Construction at the 50-hectare community development site started in May and is now well under way. Anna and Jordan Nunn, of Raworth, were the first purchasers of land.
Investa Land is developing Harvest, which will deliver about 400 land lots in an elevated, semi-rural location overlooking Four Mile Creek.
The Nunns were impressed with the size of the lots available and Harvest's commitment to include open green space, with a community park and nature reserves planned for the neighbourhood.
"Harvest has a really nice feel about it which is important to us," Mrs Nunn said.
"We particularly like that a reserve or waterway will be opposite our home and it won't be built out."
The couple looked at other land in the area prior to purchasing their 850-square-metre lot at Harvest.
"Much of the land we saw was too small. It was important to me that we purchased a large lot because we have two Labradors. We'd like to have more children and perhaps build a swimming pool in the future, so it's good to have the extra space," Mrs Nunn said.

Nathan Huon, Investa Land project director NSW, said interest in the initial land release at Harvest came primarily from residents living within five kilometres of the site.
"Local families are well aware that East Maitland is an area on the move. With significant investment from the NSW government and Maitland City Council to develop local infrastructure and upgrade community services, the locality offers an enviable lifestyle and excellent value for money," Mr Huon said.
"Construction at Harvest has progressed quickly since it commenced. Harvest Boulevard, the main road through the neighbourhood, is clearly visible with kerbs and gutters complete."
Traditional lots and larger ranch lots ranging from 570 square metres to 2125 square metres, priced from $212,000, are available.
For buyers who prefer house-and-land packages, Harvest's display builders Clarendon Homes, Eden Brae Homes, Hudson Homes, Masterton Homes, McDonald Jones Homes, Mojo Homes, Simonds Homes and Vision Homes have more than 30 to choose from.
