It reported properties in the suburb had the second shortest median house selling time (10 days) in NSW, between January 2016 and January 2017, following Lapstone (nine days).
Dowling Mayfield’s Joe Di Claudio said demand for properties in Mayfield and Mayfield East was at a level “I have not seen in 28 years of real estate”. “We can’t replace stock fast enough,” he said. “People are coming back in towards the city and Mayfield is seen as reasonably affordable. It’s full of good quality character homes in a range of architectural styles, from early 1900s to Federation to art deco, so it satisfies lots of demographics.” He recently sold 25 Woodstock Street and 70 Upfold Street within 48 hours and above the price guide. “This is not a one-off, it’s a re-occurring scenario.”
LIGHT-FILLED LIFE
Dot Com Property Sales’ Dave Lane has listed a two-bedroom unit in the former Mayfield East Infants School building, which he said was “filled with natural light and has an amazing sense of space”.
Mr Lane said unit 10 at 52 Havelock Street, known as Paddington Green, felt like a “New York style loft” and had retained some of its original features dating back to 1937, including floorboards, sash windows and high ceilings.
The second floor unit is listed with a price guide between $420,000 and $460,000. It boasts views across the city and has a living area with gas fireplace overlooking a mezzanine study, bathroom, kitchen and laundry.
