
A vacant block that was a car park in Warners Bay has not only proven popular with developers since hitting the market, it has also attracted a lot of enquiries from people wanting to live in the waterfront location.
LJ Hooker Warners Bay are marketing 2 John Street on behalf of Warners Bay Sports Club and selling agent Paul Campbell said the biggest driver was location.
“That Warners Bay precinct is flush with developments, whether it be two, four, six, eight or 10-unit complexes,” he said.
“There is strong development interest in the area on the back of Shearwater and Water’s Edge, two of the biggest developments.”
The $80 million Water’s Edge complex on the site of a former BP service station on the Esplanade is currently being marketed by PRDnationwide Newcastle Lake Macquarie and has been selling well.
It will be built opposite Shearwater, comprising 112 apartments, eight specialty shops and an Aldi supermarket.
But it has not only been developers showing interest in the medium density development site in John Street which is opposite the John Street Oval complex.
“The next knock-on effect has been interest from buyers who want to live there,” Mr Campbell said.
“They want to have the opportunity to buy there so the buyer pool is ready to go.
“The location is the driver, the convenience of being next to the club if you want to go for dinner and also being able to walk to the shops and cafes [along the Esplanade].”
The level vacant block is approximately 1029 square metres in size. It is being sold through expressions of interest closing February 2.
WICKHAM WAREHOUSES
Colliers International are marketing two side-by-side warehouses in Wickham.
The properties are 17 and 19 Church Street and are both being sold through expressions of interest.
Selling agent Mark Yazbeck has been “swamped” with enquiries for each.
He said both were “affordable warehouse mixed use opportunities”.
Both warehouses are tenanted and he said presented owner-occupier and investment opportunities with possibilities for future development, subject to council approval.
