Garden Suburb had its first sale over $1 million last year and has entered 2018 with another.
Cveta Kolarovski sold 3 Via Rossi Close for $1.1 million on February 2.
The previous highest residential sale for the suburb was $1.025 million, set last year when Ms Kolarovski sold a home in Ewing Street off market.
The Robinson Property sales agent believes there will be more to come as interest continues to grow in the suburb.
“The market is going strong over at Kotara and Adamstown Heights and this is still the 2289 postcode,” Ms Kolarovski said.
“Families are looking to Garden Suburb more and more and are realising there is good value there.
“You’re very central. If you’re working in Sydney or the Hunter Valley, you’re that bit closer to the Link Road and you’re only one set of lights away from Kotara.
“A lot of people are definitely coming into this patch.”
The suburb experienced growth of 28.9 per cent last year, according to Australian Property Monitors.
In 2016, there were 26 registered house sales with a median price of $582,000.
In 2017, the median rose to $750,000 for 23 sales.
The five-bedroom home at 3 Via Rossi Close was set on a 789 square metre block in a quiet cul-de-sac.
It was set over two levels with multiple living areas, including an upstairs retreat.
It offered a large entertaining area and in-ground saltwater pool.
The new record comes after new suburb ceilings were set in Kotara South ($1.07 million) and Adamstown Heights ($1.6 million) last year.
