Dalton Partners duo Scott Purnell and Joanna Cook are marketing the property and said a price guide had not been set as there was nothing to compare it to.

Ms Dowling bought the home as new in 2000 and is now downsizing.

“It is a really beautiful place to live,” she said. “What I’m probably going to miss most is that gentle sea breeze, which just comes in all of the time. You’re never uncomfortable.

“In the whole 18 years I’ve lived there, I’ve never stopped appreciating it. It’s not a vista that you ever get sick of. It’s a dynamic view from every room.

“I just love cutting out the world. I love coming in and the peace and tranquility of just closing the front door behind me and just living with that really dynamic, peaceful vista in front of me and just the breeze.

“It’s even a pleasure to make a vegemite sandwich.”

The home is built over three levels with a large rumpus downstairs, living on the main level and bedrooms upstairs.

It is open for inspection for the first time on Saturday from 1pm to 1.30pm.

A renovated residence in an elevated position in Kotara South is set for its first inspection today.

Nick Stewart, of Century 21 Novocastrian, is marketing 48 Stuart Street with a guide of $700,000 to $750,000 and is expecting interest from families.

It is set for auction on December 1 and is open for inspection on Saturday at 11.30am.

According to Australian Property Monitors data, the median price for Kotara South has risen from $617,500 for 30 sales last year to $687,500 for 14 sales this year.

The suburb ceiling was raised 12 months ago to $1.07 million when a retreat-like residence at 37 Stuart Street was sold.

That was eclipsed in April when a Kevin Snell-designed home known as The Whitehouse at 53 Kuranda Crescent was bought for $1.18 million.

The median house price for Waratah has dropped from $626,000 last year to $600,000 this year, according to Australian Property Monitors data, but a unique residence in the suburb gained plenty of interest before its $950,000 sale under the hammer last Saturday.

Tom Lemke, of First National Newcastle City, marketed a grand Victorian Italianate home at 41 High Street, which was believed to have been built for a mayor of Waratah in the 1800s, with a guide of $850,000 to $900,000.

There were five registered bidders at the auctions and after 28 bids all up a Central Coast buyer secured the property with intentions to restore the home. It was the highest sale for Waratah this year, according to APM data.

Headed for auction at 1.30pm today with plenty of interest is a long-held home on over 1000 square metres of land at 31 Seacourt Avenue in Dudley. It has a guide of $1 million and is being marketed by Robinson Property.

Dalton Partners are marketing a two-bedroom home at 13 Proctor Street in Tighes Hill with a guide of $450,000 to $495,000.

Dowling Real Estate Wallsend have listed a two-bedroom home at 83 Hope Street in Wallsend for $385,000 to $420,000.

Creer Property are selling a two-bedroom home on over 500 square metres of land at 205 Broadmeadow Road in Broadmeadow for $485,000 to $530,000.

Street Property Group have a three-bedroom townhouse at 7 Willis Street in Charlestown for $400,000 to $440,000.

A one-bedroom, second-floor apartment in the Eclipse complex overlooking national park on Union Street in Cooks Hill is being marketed by Belle Property for $495,000 to $525,000.
