The site comprising 2 Bennett Street and 11A, 13, 17 and 19 Hudson Street is 1600 square metres in size, has dual street frontage and is zoned B4 mixed use.
It includes four residential dwellings with a holding income of approximately $74,360 per annum.
It has a maximum height limit of 14 metres, a FSR of 2:1 and is positioned in the Hamilton renewal corridor within close proximity to popular Beaumont Street as well as the Newcastle CBD.
It is set for auction in Sydney on November 29.
“It’s B4 mixed use, so it could be commercial as well,” Mr Kearney said. “That’s likely to be maybe some retail, commercial on the ground floor and apartments above.
“With Beaumont Street being so close, that inner ring suburb of Hamilton is always a prized possession in people’s portfolios. It’s a good site and you’ve also got the transport links. It’s very close to the train station.”
Mr Kearney is also marketing a building at 49 Yambo Street in Morisset that he expects will appeal to investors.
It has a total building area of 650 square metres, 18 on-site car spaces and a total site area of approximately 1100 square metres.
There is a new 10-year lease to Pacific Smiles Group in place with further option terms.
It is also set for auction in Sydney on November 29.
A large corner site with high traffic exposure in Cessnock is also being offered by Colliers International through an expressions of interest campaign, closing December 6.
The property at 217-219 Vincent Street where Eaton’s Mitre 10 is located has a site area of around 2829 square metres.
It is a corner location with three street frontages and is zoned B4 mixed use.
