Broadmeadow's median sale price dropped 6.8 per cent last year, according to Australian Property Monitors data, but the $1 million sale of a home in Chatham Road has given the suburb a strong start to 2019.

It had a suburb high sale of $1.25 million in 2017 when a renovated Federation residence at 153 Everton Street sold. That year the suburb median rose from $537,000 for 31 sales in 2016 to $660,000 for 29 sales.
The $1 million sale of 107 Chatham Road came five days ahead of its auction scheduled for today. The home had five bedrooms, three bathrooms, multiple living spaces and was renovated and extended in 2009.
It was marketed by First National Newcastle City's George Rafty and is believed to be the highest sale on record for Chatham Road. It also equals the highest sale for Broadmeadow in 2018, paid in December for 29 Blackall Street.

It was the fourth sale for Broadmeadow this year, according to domain.com.au. Sales have included $520,000 for two-bedroom homes in Teralba Road and Broadmeadow Road as well as $660,000 for a three-bedroom house with a pool in Coorumbung Road.
One suburb that finished 2018 strongly, according to APM data, was Dudley. It experienced 17.9 per cent growth with the median sale price rising to $811,000 from $688,000 in 2017. End-of-year sales data show a $1.6 million street record for 5A Goulburn Street, where properties are tightly held.
Modern touch to Maryville design
There was "a strong response" to the first inspection of a modern industrial inspired residence in Maryville's popular Estell Street last weekend.
PRDnationwide's Matt Barnes is marketing 60 Estell Street with a guide of $1.1 million and reported over 22 groups went through the three-bedroom residence set for auction on April 3 and open for inspection at 10am on Saturday.

It was designed by James Craft Design to offer a modern lifestyle while paying homage to the suburb's industrial roots with exposed brick and polished concrete features.
It was constructed by Martin Building Newcastle and is one of two adjoining homes that were built on separate titles where there was once a general store and neighbouring house.
It has two bathrooms, parking for two cars and living spaces on both levels of the two-storey home.
There are Quantum Quartz benchtops, pendant lighting, railway tiles and spotted gum stairs. It is positioned close to the Throsby Creek cycleway which links to the harbour foreshore.
There have been just two sales over $1 million in Estell Street, according to Australian Property Monitors data. In October last year $1.1 million was paid for 71 Estell Street and in 2015 $1.177 million was paid for No.87.
A suburb record was set last year when a brand new residence at 16 McMichael Street was bought for $1.355 million, according to APM data. Its neighbouring property, at No.14, was bought for $1.25 million in January.
Million-dollar mark listings
Mike Flook, of Robinson Property, is selling a circa 1921 residence with a pool at 372 Brunker Road in Adamstown with a guide of $985,000 to $1.085 million.
He reported around 14 groups turned up to its first inspection last weekend and said its position on a large corner block of 779 square metres with dual access made it appealing.
The three-bedroom brick home has been modernised but retains many of its original charm with a wide tiled verandah, porthole window, 11-foot ornate ceilings, fretwork and working fireplaces. It is open for inspection on Saturday at 9.15am.
Margaret Jensen, of Robert Crawford Real Estate, has listed five-bedroom residence Kuraji on 916 square metres of land at 173 Russell Road in New Lambton with a guide of $1.4 million to $1.5 million. It was built circa 1920 and is open for inspection on Saturday at 11am.

Jason Maxwell, of Raine and Horne, is selling a renovated three-bedroom house at 17 Anthill Street in Mayfield with a guide of $500,000 to $550,000. It is open at midday Saturday.
