Ms McElwaine, of McElwaine Estate Agents, is selling the property through an expressions of interest campaign, which closes May 17.
Offers are expected to start around $1.2 million.
"It's sitting in our signature range. I have sold properties that wouldn't even compare to this around $1.2 to $1.3 million," Ms McElwaine said.
"It's a Sam Horn masterbuilt home. He's a local builder and very well-known in the area. It's brand new and absolutely stunning. The owners built it to live in forever and they've had a change of direction.
"It's on the lagoon. It's full of style and it's lifestyle."
She received around 40 calls in the first day of marketing for the four-bedroom home on over 700 square metres of land at 9 Lagoon Avenue.
It appears modest from the street but features a pitched ceiling, spotted gum flooring, a stone gas fireplace, plunge pool and rear deck with expansive rural and lagoon views.
"Interest has been a real mixture between Sydney and Newcastle," Ms McElwaine said.
"A lot of people from Newcastle are selling up and moving out because they can buy bigger properties a little bit cheaper. And there's a lot of buyers coming out of the Central Coast too."

From one rural setting to another, Dalton Partners' Anthony Merlo has listed a single-level, four-bedroom home on almost 9000 square metres of "tree-studded" land in Floraville.
He is marketing the property at 7 Harold Street through expressions of interest with a guide of $1.2 million.
Mr Merlo said it would suit buyers looking for "a private, secluded bush setting that also required a large spacious home".

Listed over $1 million
Robinson Property's Mike Flook said a four-bedroom, three-bathroom home in Merewether's Curry Street with a guide of $1.7 million to $1.8 million would suit "those looking for a quality home at a realistic price".
The dual-level residence at 96 Curry street is around 10 years old.
Dalton Partners' Lisa Macklin has listed a near-new four-bedroom, three-bathroom residence at 108 Morgan Street in Merewether with a guide of $1.395 million to $1.53 million.
McGrath Newcastle City are selling a three-bedroom, two-bathroom apartment on the seventh floor of the Spire complex above Marketown shopping centre with a guide of $1 million to $1.1 million. It has harbour and city views.
$500K to $1 million
Twenty-five groups went through the first open house of a renovated 1930s weatherboard residence at 12 Queens Road in New Lambton that is being marketed by PRDnationwide Newcastle and Lake Macquarie with a guide of $880,000. It is set for auction on May 15.
Also in New Lambton, Dalton Partners are selling a three-bedroom home at 5 Knight Street with a guide of $680,000 to $720,000.
Listings under $500k
Belle Property Newcastle City will take a three-bedroom home at 74 Macquarie Street in Wallsend to auction on May 25 with a guide of $450,000 to $495,000. First National Newcastle City have listed a two-bedroom apartment in the 2013-built Victory Apartments at 6/155 Newcastle Road in Wallsend with a guide of $405,000 to $440,000.
