There has been a number of top-end sales in Lakelands this year and now a new price high of $1.4 million has been set for the suburb.

According to Australian Property Monitors data, Lakelands has experienced steady growth in recent years. In 2015 the median sale price was $665,000 for 19 sales. It rose to $786,000 for 21 sales last year, when the top result was $970,000.
That sale was for 21 Brandtwood Close. It lasted just three days on the market and was sold by Robinson Property's Mike Flook.

Belle Property Charlestown sold 15 Hawkeshead Way for $1.03 million in January and 12 Gosforth Grove for $1.112 million in February. This month they sold a five-bedroom home on 1235 square metres of land at 7 Embleton Court for a new suburb high of $1.4 million ahead of its auction.
Marketing agent Anthony Di Nardo said there were multiple interested parties in the property, which was secured by a local purchaser. The result surpassed the the $1.31 million sale of a home on 1731 square metres of land in Gosforth Grange in 2017.
Mr Di Nardo told Domain last month there had been "a lot of activity" in Lakelands since December with "family lifestyle" driving local and out-of-town interest.
An extensively renovated home at 176 Merewether Street in Merewether positioned on a bushy block 1220 square metres in size has been bought for $2.3425 million. The five-bedroom residence, marketed by McGrath's Simon Wall, had views to Stockton Bridge.
A block of three units at 73 Patrick Street in Merewether was bought for "in excess of $1.675 million" last Saturday after passing in at auction. It was marketed by Dalton Partners' John Kerr and bought by an investor.
Mr Kerr also sold a four-bedroom brick house at 1 Clepham Street in New Lambton Heights for $549,000.
