With direct access to the beach and uninterrupted ocean views, it's no surprise they are tightly held and rare to come to market.
That is why interest is expected to be strong for a top-level unit at 10/2 Ocean Street that has been listed by Raine & Horne Newcastle's Patrick Collins and Jason Maxwell with a guide of $850,000.
The two-bedroom property is one of 13 in its building. The neighbouring complex has 12 apartments.
"There are only 25 apartments on the top of The Cliff there and they're pretty special," Mr Collins said.
"It's all about the location and the lifestyle, and those views. You can't really buy views like that anywhere any more. You're looking straight over Merewether beach, from the cliff down to Surfhouse. You can see through the kitchen to the city, which is a pretty nice outlook as well."
It will be open for the first time on Saturday at 11am and is set for auction on June 29.

Harbourside living on offer
From one tightly held complex to another, Robinson Property are selling a harbourside apartment in Breakwater which is on the market for the first time in around 16 years.
The three-bedroom, two-bathroom, ground-floor property is at 14/304 Wharf Road in Newcastle and has been listed with a guide of $1.55 million to $1.65 million. It has a wraparound terrace and two car spaces.
"It's the furthest east anything will ever be built on the harbour and they're big and boutique," Mr Robinson said.
"Breakwater is made up of two buildings. This is part of the east building, which is only three floors, and the west building is four floors. Pricewise, it's a really good entry point for there."
The highest sale in Breakwater, according to Australian Property Monitors data, was $2.8 million for a penthouse there in 2006.
Inspections are by appointment.
