The Newcastle property developer has turned a knockdown at 300 The Esplanade in Speers Point into two brand new luxury residences.
"It came from a really old decrepit house and it's just blossomed into these two Hamptons style houses," Ms Hinchcliffe said.
The three-bedroom, two-bathroom homes are Torrens Title and have been listed for sale through LJ Hooker Belmont's Josh O'Doherty.
Both are two storey with 300B at the front of the large block and 300A positioned at the rear. The front house has a guide of $1.29 million to $1.35 million and the back property is $1.35 million to $1.4 million.
Ms Hinchcliffe said the property's exclusive address as well as block size provided key appeal for the site.

"The Esplanade is an iconic address in Warners Bay and Speers Point and the views are outstanding," Ms Hinchcliffe said.
"It was 880 square metres and had the ability to split. The block was really made for two big houses."
Inspiration for the new homes came from surrounding properties and capitalising on the water views was paramount.
"We wanted to be sympathetic to neighbouring properties," she said.
"The home on the left is iconic. Everybody knows it. We tried to fit in with that and there is a heritage-listed home on the other side. We wanted them to be modern while still in keeping with surroundings.
"That Hamptons style is just so in fashion and is timeless really and has a bit more character than just modern. We did everything we could to capture views from both. That's the reason why people buy on The Esplanade."
The home have high ceilings and a pitched roof to provide light-filled living.
There are solid timber floors, marble floors and walls for the ensuites and high-end finishes.
On ground level in 300A are two bedrooms, a bathroom, laundry and rumpus plus a four-car garage. Upstairs is open plan kitchen and living with a study nook. It flows to deck that is also accessible from the master suite.
Similarly, in 300B the main living, kitchen and master suite is on the top level with two further bedrooms on ground level with another living space, bathroom, media room and double garage. It has a front and rear deck upstairs.
"They are designed so once you go upstairs you don't have to go down," Ms Hinchliffe said.
They are open for inspection on Saturday at 11am and 1pm.
