Emergency services were called to a weatherboard home on Peewee Close just before 7pm Wednesday.
On arrival at the scene NSW Fire and Rescue crews found smoke and a small flame issuing from the roof of the property.
The 84-year-old resident was evacuated by neighbours and firies treated him at the scene for smoke inhalation, but he went into cardiac arrest. Two ambulances were called to the scene and the man was taken to John Hunter Hospital in a serious condition.
On Thursday morning he remained in a serious condition in the intensive care unit.
It took five fire crews about 40 minutes to extinguish the blaze. Firies remained on scene until 8.30pm to ensure the site was safe.
It is believed the fire started in the roof cavity, with part of the home's roof and kitchen destroyed in the blaze.
Officers from Port-Stephens Hunter Police District were notified, and initial inquiries suggest the fire is not suspicious.
The cause will now be investigated.
