Metiri Consultants' have extensive experience in projects ranging in size from single dwellings to multi-stage, master planned estates. The process generally starts off with a property assessment to determine whether a subdivision is permissible under local council rules.
"If it is, an initial consultation would be booked where the subdivision process is outlined, and the associated costs and timeframes explained," co-director Sean Price said. "The next stage is a site analysis and field survey, followed by concept subdivision plan. A development application (DA) with supporting documents would then be prepared and submitted to council for approval. Once the DA has been approved, any physical works required such as driveways, roadworks, stormwater drainage, servicing etc. can be designed, and the construction works can be coordinated and managed. Once all of Council's requirements have been met and signed off, a final plan of subdivision will be prepared and submitted to NSW Land Registry Services (LRS) for the new lots to be officially created with new land titles."
