PRDnationwide Newcastle and Lake Macquarie marketed the property at 17 Debs Parade with a guide of $1 million and agent Matt Barnes reported 116 groups went through during the auction campaign.
It was on the market for the first time since being built in the 1960s and the home had breathtaking ocean views.
Mr Barnes said there was a strong turnout to the on-site auction and bidding opened at $1 million before eventually being secured by a Merewether buyer.
The three-bedroom home was on 916.9 square metres of land backing onto Glenrock State Conservation Area.
According to Australian Property Monitors data, it was the third highest sale for Debs Parade.
The result came after another tightly held Dudley property that was in the same family for over 52 years and had coastal views was secured last month for $1.2 million. Dalton Partners' Scott Purnell and Joanna Cook marketed the four-bedroom home at 1 Garrawilla Crescent.
APM data reveals the coastal suburb's median has risen from $811,000 for 27 sales last year to $830,000 for the first 14 sales of this year.

From one prized position to another, McGrath Newcastle City's Emily Rees is marketing a two-bedroom townhouse on The Hill will some added extras.

Dalton Partners duo Joanna Cook and Scott Purnell are selling an "affordable home on Burwood Road".
They are marketing a renovated three-bedroom, two-bathroom "family-sized" house on a block 715 square metres in size at 122 Burwood Road in Whitebridge with a guide of $880,000 to $930,000.
Mathew Iuliano, of First National Newcastle City, is selling a four-bedroom home at 13 Clarence Road, New Lambton for $650,000.
Under $500K
Ms Cook and Mr Purnell are selling a one-bedroom, ground floor unit in a block of only four at 2/38B Frith Street in Kahibah with a guide of $275,000 to $295,000.
Robert Crawford Real Estate have a three-bedroom home on nearly 600 square metres of land at 3 Lumsden Lane, Wallsend for $475,000 to $495,000.
McKiernan Real Estate are marketing a three-bedroom townhouse at 7/9 Streeton Place, Lambton for $450,000 to $490,000.
