HUNTER rental vacancy rates have held their ground amid fluctuations in other regional areas, according to Real Estate Institute of NSW figures.

The June residential vacancy rate report shows overall rates in the Hunter decreased 0.1 per cent from May's 1.8 per cent rate.
Parts of the Hunter including Cardiff, Bolton Point, Beresfield, Muswellbrook, Hamilton and Eleebana also reduced their vacancies, falling 0.3 per cent to a vacancy rate of 1.6 per cent.
In Newcastle, vacancy rose by a tenth of a percent to 1.8 per cent but remained significantly lower than the 2.4 per cent recorded last June.
That compares to a 0.8 per cent drop since last month in the Illawarra to 2.3 per cent, while inner Sydney had the state capital's largest movement with a 0.3 per cent rise to 3.4 per cent.
Real Estate Institute of NSW chief executive Tim McKibbin said increased stock had driven the Sydney changes.
"It will be interesting to monitor the new stock coming to market during the next 12 months and its effect on the vacancy rate," he said.
