Designing your perfect home

From ceiling heights, to window placement and fixtures, custom builds allow a level of design input that achieves a superior result.
P & D Kay Constructions, a small family owned local business, have been building quality homes in the Newcastle, Hunter and Port Stephens region for over 30 years.
As a family of builders, this close knit team takes pride in ensuring that every build they deliver is efficient, on budget and perhaps most importantly, a home that their client will cherish.
Much of the work they carry out is producing custom designed homes, giving clients the freedom to achieve a level of comfort and individuality in their home that simply can't be achieved by buying off the plan.
"You won't see the same home down the road, when you customise your home. It will be exactly what you want, not just from a choice of set plans," begins Peter Kay.
"Custom designed homes enable clients to build a home that suits the aspect of the land, takes into account the views, thermal benefits and the day to day requirements that your family needs to live comfortably.
"It also means you are in control of the quality of finishes and inclusions throughout your home." He adds.
While the process is perhaps more complex, it allows for a greater deal of control, ensuring that clients can select exactly how their home will look from outside in. Facades, external finishes, raked ceilings, timber work, feature windows, custom cabinetry; it's all up to you, budget permitting.
"We aim to work within the required budget and will advise clients every step of the way, as to how design inclusions might have some impact on that."
P & D Kay Constructions preferred designers/ architects will then develop concept plans for your approval or they will work with plans you have of your own, before engineering plans and final documents can be lodged with council or with a certifier.
Once the final design is complete, a typical build for a large custom build home would span between 36 and 48 weeks.
As with all builds, things can change and Peter and his team understand that often the impact of a space cannot be realised until it's seen.
"Of course changes do happen and we work through anything the client wants to achieve, if they do change their mind. Sometimes is takes walking into a space to truly realise that you would prefer it to be a different way.
"And that's absolutely something we will accommodate. It's another advantage of custom building your home."
Another aspect of engaging an experienced team like P & D Kay Constructions is the depth of experience that they bring. While clients always have complete control, offering guidance is all part of the relationship.
P & D Kay Constructions also cater for custom renovations or additions.

Luxury finishes and complete comfort are just some of the elements P&D Kay Constructions says its clients look for.

Quality finishes separate custom designed and built homes from others, offering outstanding living spaces.
