Nine Fire and Rescue NSW teams, police and paramedics were called to the property on Beaumont Street, near the intersection of Maitland Road, at about 11pm.
A woman - the only occupant at the time the fire broke out - escaped the building and was treated for shock at the scene.
Fire crews had the blaze extinguished just after 2am on Sunday.
The Newcastle Herald understands about 60 per cent of the terrace house was damaged by fire, while the remainder was damaged by smoke and water.
One of the properties next door also had some damage to its roof.
