Alan Tonks, of Raine and Horne Commercial, is expecting to get "smashed" in terms of enquiry for a landmark Merewether property he has listed for sale through an expressions of interest campaign.

The building at 36 Llewellyn Street houses the Merewether Post Office and has a B1 Neighbourhood Business zoning.
"Firstly, the fact that it's Merewether, that always gets the developers' attention," Mr Tonks said. "Secondly, it's a corner block. It's subject to a local heritage order but, being the corner block on the north-western corner, it's got a terrific aspect.
"Looking north/north-east and being on a corner means you could put in quite an exciting design with no overshadowing implications. That's always good from a planning point of view and possible resident objection point of view."
He said the zoning allows for shop-top housing.
"There's a couple of examples of that in the street," Mr Tonks said. "At 38 Llewellyn Street, I think they've got six residential apartments above a commercial premises there. Just down the road, they've got a heap of apartments above a daycare and pharmacy, so there's some good examples of what can be done in the area.
"There's a new five-year lease to the Merewether Post Office and it's got a commercial suite that we can lease as well. So there's holding income for a little while before any development can go ahead.
"I'm expecting a huge response from owner-occupiers, who can move into the office, firstly. Secondly, investors, who just want to buy an investment and get the rental return. And thirdly, and probably more significantly, developers who have got time to get planning and architectural advice, put in a DA and get a DA approved, all the while bringing in rent."
The property is 669 square metres in size. A price guide has not been disclosed.
