Almost $400,000 in fines have been handed down to NSW real estate agents in total this year, with the latest crackdown uncovering more than 100 property law breaches in Sydney's west.

Figures released by NSW Fair Trading showed 102 breaches of the law were uncovered in a compliance operation last month, which targeted 31 realty agencies in the city, south-west and west.
More than 30 fines totalling almost $40,000 were given to 13 different agencies and individual agents. It takes the total this year to nearly $400,000.
"Inspectors predominantly uncovered non-compliance with the rules of conduct, supervision, licensing and record-keeping requirements as well as under-quoting," said acting NSW Fair Trading commissioner Peter Dunphy. Compliance with trust account requirements, signage and completion of continuing professional development, were also targeted.
Of the 31 penalties, nine were for under-quoting by three agencies and six individual agents.
