The $3.1 million sale of a historic residence on The Hill is indicative of a change in buyer activity, according to Walkom Real Estate's Scott Walkom.

The two-storey Victorian Italianate residence built in 1869 at 26 The Terrace was marketed by Walkom's Graeme Brownlow and secured on September 30 by a local buyer. It was listed for sale in August of last year, a few months after 30 The Terrace had been bought for $3.825 million, according to Australian Property Monitors data.
The residence overlooks King Edward Park and has five bedrooms, three bathrooms, pressed metal ceilings and arch windows.
Mr Walkom observed "buyers are coming back to the market" and "properties are starting to move".
"Enquiry and buyer interest in the last six weeks was probably more than in the last six months," he said.

Interest is expected to come strongly from downsizers and first home buyers for a Waratah house that will feature on Season 13 of Selling Houses Australia.
Stephanie Jordan, of Dalton Partners, is marketing 18 Delando Street in Waratah with a guide of $595,000. It is set for auction on October 26 and open for inspection today from 10am until 11am.
Ms Jordan told the Newcastle Herald it was initially listed "in very original condition" before Selling Houses Australia discovered the three-bedroom home and gave it a makeover.
Auction emotion
There was an emotional connection to an historic Dudley home secured under the hammer for $1.715 million on September 28. Belle Property Newcastle City marketed the circa 1880 home on 2726 square metres of land at 23 Ivy Street which was once home to the manager of Dudley Mine.
Newcastle Buyers Agent's Tiron Manning acted on behalf of the purchaser Sarah, whose grandmother had owned the house for around 50 years before it was sold 22 years ago.
Sarah told the Herald the property has many cherished memories from the past, including being the location where her husband proposed. And she was thrilled to have it back in the family.

Laing+Simmons have opened its first office in Newcastle with the team formerly known as Nest Realty Group rebranding.

First National Newcastle City are selling a renovated two-storey residence at 6 Pembroke Street in Stockton for $1 million to $1.1 million. A three-bedroom house at 13 Kempster Road in Merewether listed through Robinson Property has the same guide.
$500k to $1million
A three-bedroom home at 98 Northcott Drive in Adamstown Heights has been listed by Walkom Real Estate with a guide of $500,000 to $550,000.
Lane Campos are selling a grand circa 1880 residence at 49 High Street in Waratah for $860,000 to $940,000.
Under $500k
Belle Property Charlestown have a three-bedroom house for sale at 18 Platt Street in Wallsend for $400,000 to $440,000.
Robert Crawford Real Estate are selling a three-bedroom home on a 607 square metre corner block at 88 Wallsend Street in Kahibah for $499,000 to $540,000.
