For born and bred Novocastrians and visitors to the city alike, Kiwi Waffle'n'Cones has been synonymous with hot summer's days and family outings for nearly 30 years.
But, before anyone panics, the ice cream shop/East End institution is not going anywhere at this stage. Waffe'n'Cones leases the front ground-floor space of 40 Zaara Street, which also comprises what Street Property's Andrew Walker describes as "a significant residential property".
He is marketing the property, which is footsteps from Newcastle beach, through expressions of interest with the final sale expected to exceed $3.5 million.
It has attracted "a lot of enquiry" since hitting the market on October 9.
"It's very unusual because you've got a retail outlet where there's $95,000-odd for a year in rent but you've also got the residence which is over two levels and quite substantial," Mr Walker said.
"It has had a major renovation done and it's pretty spectacular. It's only 100 metres from Newcastle beach and, where the living room is, it's possibly the closest you could view the Supercars from. There's nothing else over the footpath. It's a pretty extreme view."
Viewings are by appointment only.
Meanwhile, an asking price of $3.975 million has been set for another of the city's significant buildings that Mr Walker is marketing in the old Newcastle East Public School at 58 Bolton Street.
