Colliers are marketing the building owned by global company BMT at 126 Belford Street at Nine Ways.
"They will commit to a five-by-five-year leaseback and will spend quite a bit of capital upgrading the building," Mr Rutledge said.
The property has a site area of 929.8 square metres, 10 on-site car spaces and a net income of around $110,000 plus GST. It is set for auction on November 7.
Meanwhile, Ren Property are offering for lease office premises that also has good passing traffic at 166 Hannell Street in Wickham.
It features reception, open plan office areas, manager and meeting rooms, a training room, rear roller door and storage area.
Ren Property's David Podmore said Nextt Health have given notice to vacate the 312 square metre premises on the corner of Hannell Street and The Avenue in Wickham on November 30.
