There's no getting away from the fact that first impressions count and when it comes to selling property, nothing quite beats the allure of a well presented home. But when it comes to styling a property, time, money and styling know-how can inhibit our ability to move forward.

Saskia Whitley, Director and Stylist of Bluebird Property Styling, knows all too well how challenging it can be for property owners to get the balance right. She literally helps hundreds of clients achieve their goals, offering a range of services for those styling to either stay in or sell their home.

"When a property does not present well it can put buyers off. This is often the reason people seek the services of a property stylist. You may love the look of your home, however the goal is to appeal to the market," begins Saskia.

"Think of it as your home, putting on 'its best dress' for it's potential new owners. Home styling or staging enhances the home's features and appeal to the right target market, attracting buyers and potentially increase the selling price."

Bluebird Property Styling provide a range of services, from full install for a vacant property - where all furniture, soft furnishings, artwork and accessories are hired to the vendor, usually in cases of an empty property.

When a property is occupied and goes on the market for sale, partial installs are supplied, which usually provide art, accessories or a statement piece, to achieve and complete the overall look of the home.

Decluttering and furniture placement consultations are available when the property has furniture/furnishings but needs a little extra help. Existing furniture may be placed in a way that will better suit the home and appeal to the market. This is a great service for those who have a smaller budget and don't want furniture brought in.

"Our style to stay customers are those who require styling or colour assistance for their home. This can involve sourcing items for purchase, placement of furniture or assisting with paint colours, flooring options and window coverings," she explained.

She recommends "Tone down bright colours, keep the kitchen clean, put dishes away, clear clutter and ensure beds are always made. Make that last trip through the house before the open home to fluff the cushions and fix the blinds, it's these small details that will help you sell your home, with or without property styling."
