The hole near the kerb on the corner of King and Bolton streets is about 70 centimetres in diameter and 30cm deep.
A council maintenance team is looking into the cause of the subsidence and a night crew was on site overnight completing remedial work.
A neighbour told the Newcastle Herald that the hole had appeared at about 3.30pm on Tuesday.
She said a similar hole had appeared several years earlier one block away, on the corner of Hunter and Bolton streets, in Newcastle's central business district.
