Domain reported last week a new price high of $1.025 million had been recorded for a single-level, five-bedroom home at 43 Kingfisher Drive.
This week, that mark was well surpassed when the $1.21 million sale went unconditional for a two-storey residence with five bedrooms, four living spaces and a self-cleaning in-ground pool on a block 939 square metres in size.
Theresa Day, of Day By Day Property Solutions, achieved the result for 84 Churnwood Drive. Ms Day broke the million-dollar mark for Fletcher sales in June and predicted then more would follow.
"It took a bit but it was a beautiful home and it deserved that price," Ms Day said of the Churnwood Drive result.
"It had everything. It's a great suburb - it's so handy to everything and so diverse - and it shows if you have a good house that ticks all of the boxes people are prepared to pay good money."

What else is selling?
The $2.85 million sale of a luxurious Merewether residence that offered commanding ocean and city views has been described by agent Mike Flook, of Robinson Property, as "a great result".
The four-bedroom home at 72 Scenic Drive was positioned on a block around 1100 square metres in size and featured a top-floor parents' retreat, main living, kitchen and theatre on the middle level and a further three bedrooms plus a rumpus on ground level. It had two large balconies and a pool with entertaining area and was secured by local buyers after generating plenty of interest.
It is the highest sale for a property in the Merewether section of Scenic Drive, according to Australian Property Monitors data, surpassing the $2.8 million exchange of No.71 in 2010.
Rick Gittins, of Gittins Property, reported the $720,000 sale of a two-bedroom home at 26 Henson Avenue in Mayfield East before its first scheduled open house. It was on the market for the first time in 34 years and was listed with a guide of $560,000 to $620,000. It is the street's third sale over $700,000 after $760,000 and $745,000 results last year.
A three-bedroom weatherboard house at 11 Marina Avenue in New Lambton marketed by First National Newcastle City was secured for $735,000 the day before its scheduled auction for last Saturday. They also sold a three-bedroom home at 14 Bridge Street in Waratah for $720,000, well above its guide of $600,000 to $660,000, within 15 days of hitting the market.
A two-bedroom apartment with harbour views at 604/111 Scott Street in Newcastle was bought for $810,000 after being passed in at its auction, and a two-storey home on around 1000 square metres of land at 70 Atherton Close in Rankin Park sold above its guide of $830,000 to $870,000 for $875,000.
A four-bedroom home at 83 Elizabeth Street in Mayfield was sold by Lane Campos for $735,000.
Landmark listing
A property well-known in the Stockton community that was once the home of famous Australian boxer Dave Sands has undergone a stunning renovation and has been listed for sale.
Lucas Gresham, of Creative Property, is marketing the "classic" property at 72 Dunbar Street with a guide of around $950,000. It is open for the first time on Saturday at 10am.
Known as The Sands, the five-bedroom Federation house has 10-foot ceilings, pressed metal walls, timber flooring and a modern kitchen and bathrooms.
Dowling Property Wallsend, Stockton and Elermore Vale are rebranding as Creative Property.
DA Approval in Merewether
A large Merewether property which once operated as a day spa has been listed for sale with Development Application approval for the construction of seven residential dwellings.
Crawford Real Estate's Robert Crawford is marketing the property at 285 Glebe Road. The block is 1242 square metres in size and also borders Little Edward Street and Macquarie Street.
It has DA approval for six three-bedroom dwellings and one one-bedroom and is being sold through expressions of interest closing November 22. A price guide has not been disclosed.
Listings over $1 million
There have been some big sales in Bar Beach Avenue in the past 12 months and Robinson Property's Mike Flook described early enquiry for a new listing in The Junction section of the street as "extremely strong".
Last month Street Property sold 16 Bar Beach Avenue for an undisclosed sum believed to have been over $5.5 million and Newcastle's biggest sale this year. No.66 sold for $3.142 million in July, No.52 for an undisclosed sum in its range of $3.7 million to $4 million in May, No.46 sold for $4.25 million last December and a block of four units at No.42 for $3.1 million last November.
A price guide has not been disclosed for the latest listing at No.94, which has four bedrooms, three bathrooms and a pool, but Domain believes interest is expected around $3 million.
A guide of $1.62 million to $1.78 million has been set for a lifestyle property being sold by McGrath Newcastle City at 13 Casson Avenue in Eleebana.
Listings $500,000 to $1 million
Lane Campos have a three-bedroom house at 27 Mabel Street in Georgetown for $620,000 to $670,000 while Robinson Property are selling a three-bedroom home at 13 Emerald Street in Hamilton for $565,000 to $615,000.
Listings under $500,000
Lane Campos are selling two properties under $500,000 in Birmingham Gardens, a suburb agent Roland Campos said is often overlooked. They include a two-bedroom home at 14A Englund Street ($400,000 to $435,000) and a four-bedroom offering at 222 Sandgate Road ($420,000 to $450,000).
