Considered blue-chip real estate, the four-bedroom, three-bathroom home with multiple living spaces, a lift and theatre room at 2 Gloucester Street is perched above Dutchmans beach. It has panoramic water views and direct access to beachfront reserve.
The property is on the market for the first time since being built and is being sold by Jason Brennan and Sally Edwards, of LJ Hooker Nelson Bay, with inspections by appointment.
"It has timeless appeal and the home is easy to live in," Mr Brennan said. "Interest has been incredible and it just goes to show that the highest end of the market is quite strong at the moment."
Offers are being sought in the mid $3 million range.
Last month, the $4.775 million off-market sale of a waterfront residence at 191 Soldiers Point Road in Salamander Bay set a new price high for Port Stephens.

Bolwarra bliss
From one private, luxury home to another, River Realty's Michael Kirwan is marketing what he has described as one of Bolwarra's most significant properties.
He is selling 52 Kensington Road with a guide of $2.2 million to $2.4 million.
"It's quite a significant home for the area. It was originally a farmhouse and owned all of the land along the river," Mr Kirwan said.
Interest had been out of Sydney but Mr Kirwan said rural properties were increasingly attracting Newcastle buyers.
"If you look at a suburb like Hamilton or the places that have the older style properties for $2 million, you're basically buying a renovator there now," he said.
"We're getting a few comments from buyers out of Newcastle saying they never knew Lorn or Bolwarra existed and, 'Look what we can get for our money'. A similar home but it's on two-and-a-half acres on the river with a tennis court."
The four-bedroom residence was built circa 1880 and has soaring 13-foot ceilings, ornate cornices, stamped ceilings and double hung sash windows. It is positioned on 10,200 square metres of riverfront land and is open Saturday from 2pm until 3pm.
Adamstown site
Laing+Simmons Newcastle Central director Michael Barber says a large site in Adamstown presents an opportunity for developers to take advantage of the planned revitalisation of Brunker Road and its surrounds.
The site comprises 53, 55 and 57 Date Street for a total land area of 1490 square metres. It is zoned R4 High Density Residential and is adjacent to the Adamstown Renewal Corridor.
Mr Barber expects the property to fetch $2.5 million-plus during an expressions of interest campaign.
"It's an exciting time for the Brunker Road corridor with urban revitalisation on its way," Mr Barber said. "This site is an opportunity for a savvy developer or investor to become involved from the outset, to help shape the future of the area and tap into the full capital upside potential."
