The home with six bedrooms and three bathrooms is on a battleaxe block 4488 square metres in size and is on the market for the first time since being built in 1985.
Joel Soldado and Luke Wilson, of Harcourts Newcastle, are marketing 1A Karoola Road through expressions of interest, closing June 5. A price guide has not been set but the property is expected to set a new record for Lambton.

It is positioned close to Lambton Pool, parks and schools and Mr Soldado said has the development potential for up to 20 townhouses or multiple homes, subject to council approval.
"We've got some big developers looking at it but it might also be quite suitable for someone who wants to build a large family home on it," Mr Soldado said. "It's 1.1 acres in suburbia, so it's very desirable. For the house, you're looking at over 400 square metres of internal floor spacing."

From one large offering to another, Belle Property Charlestown's Neil Fry has listed a four-bedroom house with a pool on a block 1005 square metres in size at 6 Rose Close in Caves Beach that he said has generated strong early interest. It has a guide of $1.2 million to $1.3 million.
"It's got a fair bit of character, has a nice, open plan and a big private backyard, which is not easy to come by," Mr Fry said. "It's at the end of a cul-de-sac and a very quiet location but you're just at the heart of everything, within walking distance to the shops, the coffee shop and the beach."

Ray White Newcastle Lake Macquarie have a three-bedroom cottage at 41 Harle Street in Hamilton South for $950,000 to $1.05 million.

A three-bedroom home positioned on a corner block footsteps from Blackbutt Village, Novocastrian Park and Blackbutt Reserve at 51 Orchardtown Road, New Lambton has been listed through Dalton Partners New Lambton with an auction guide of $625,000.
