John Kerr, of Dalton Partners New Lambton, is marketing the property with an auction guide of $625,000 and reported an "extremely busy day" last Saturday with 53 couples through.

The open house was extended to a one-hour period due to the popularity and to allow for coronavirus safety measures with only four people inspecting the home at any one time.

Mr Kerr said he had issued 14 contracts by Monday morning and suggested the strong turn-out was a positive sign the real estate market was "back in business" and "showed buyers are out there".

"It shows the popularity of New Lambton and especially this pocket, where you can walk to the boutique shops, newsagency, coffee shops and pubs," he said.

"You are only a short distance to Westfield, Bunnings and have the convenience of public transport and great schools nearby."

It is set for an on-site auction on June 13 and open Saturday at 9.30am.

The median house sale price in New Lambton for 2015, according to Australian Property Monitors data, was $545,000. In 2019 it was $730,000 and this year, after the first 40 sales, it is $789,000. A suburb record of $3.86 million was set in December for New Lambton with the off-market sale of 5 Ridge Lane.

There has also been "a lot of interest" in a Cardiff property on the market through McGrath Lake Macquarie and in a similar price bracket.

Matt McKee is marketing a four-bedroom house on a block 822 square metres in size and with an R3 medium density zoning at 24 Fern Valley Road. It has a freestanding double garage with additional workshop space and a price guide of $600,000 to $660,000.

He reported 17 groups through the open house last Saturday, "a mix of first home buyers, tradies who wanted the extra space and investors from Sydney".

Mr McKee described Cardiff as "a bit of a growth centre", saying it was becoming "one of the most popular suburb's in Lake Macquarie" due to its "value for money".

According to APM data, the median house sale price in Cardiff for 2015 was $390,000. It was $450,000 last year and after the first 20 this year is $545,000.
