A run of record sales for Lake Macquarie has continued with what is believed to be a multimillion-dollar exchange of a stunning Warners Bay residence ahead of its auction, which was scheduled for Saturday.

Belle Property Charlestown's Anthony Di Nardo marketed the luxurious property at 526 The Esplanade. It had five bedrooms, four bathrooms, a gymnasium, a solar and gas-heated swimming pool and uninterrupted lake views.
Mr Di Nardo reported good activity on the property, with interest coming from local buyers as well as from out of town. It was sold for an undisclosed sum but is believed to have been marketed with a guide of $3 million.
Warners Bay broke the $2 million mark in November last year with the $2.15 million sale of 540 The Esplanade.
Last week, Belle Property Charlestown sold a near-new, five-bedroom home at 9 Berkeley Street in Speers Point for a suburb record $2.75 million.
In January, the $4 million mark was broken for Lake Macquarie with the $4.25 million sale of a waterfront home in Belmont's Ross Street.

Action aplenty
The auction of a three-bedroom home on a corner block at 51 Orchardtown Road in New Lambton on June 13 drew a crowd, who watched the property sell under the hammer for $777,000.
It was marketed by Dalton Partners' John Kerr with a guide of $625,000 and reportedly sold $77,000 above the reserve. There were 15 registered bidders and the property was bought by an investor.
Tammy Hawkins, of McGrath Newcastle City, reported good interest ahead of Saturday's 10.30am auction of a two-bedroom cottage at 24 Henry Street in Merewether.
It is positioned on a 650 square metre block, has a guide of $790,000 and has been in the same family for around 100 years.
Century 21 Novocastrian will auction a tri-level terrace on The Hill with panoramic city, harbour and ocean views on Saturday at 10.30am. The home at 30 Tyrrell Street has an auction guide of $1.6 million to $1.75 million.
Listings over $1 million
First National Newcastle City are selling a three-bedroom, three-bathroom apartment in Arena at 302/75 Shortland Esplanade and overlooking Newcastle beach with an auction guide of $1.8 million.
McGrath Newcastle City have listed a four-bedroom home with a pool at 26 The Quarter Deck in Merewether Heights for $1.2 million to $1.3 million.
A three-bedroom home at 67 Tooke Street in Cooks Hill is being sold by PRD Newcastle and Lake Macquarie with an auction guide of $1.2 million.
Listings $500,000 to $1 million
A three-bedroom "beach house" at 11 Dent Street in Merewether is on the market through Belle Property Charlestown for $980,000 to $1.04 million.
Century 21 are selling a four-bedroom house at 8 Maureen Crescent in Charlestown for $690,000 to $720,000.
A three-bedroom, two-bathroom, Torrens Title home at 19B Hexham Street in Kahibah has been listed by Belle Property Charlestown with a guide of $720,000 to $770,000.
McGrath Newcastle City have a three-bedroom home on an elevated block 617 square metres in size at 416 Brunker Road in Adamstown Heights, which has access from Garden Grove Parade, for $720,000 to $780,000.
Listings under $500,000
Belle Property Hunter Valley have a four-bedroom brick home at 71 Niven Street in Rutherford on the market for $430,000 to $470,000. A two-bedroom house at 29 Turnbull Street in Edgeworth is being sold by Belle Property Charlestown for $400,000 to $440,000.
