There was "a bidding duel" before a Marks Point residence that Belle Property Charlestown's Neil Fry described as "out of the box" sold above its guide for $1.515 million.

Mr Fry marketed the builder's own home at 27 Marks Point Road with a guide of $1.38 million to $1.48 million. The luxurious, single-level, four-bedroom home with an in-ground mineral pool and plenty of wow factor was positioned on around 1500 square metres of land.
He also reported "a big appetite" for "lifestyle properties" in Swansea Heads after the $1.15 million off-market sale of a four-bedroom house at 31 Francis Street.
It comes after Mr Fry recorded sales of $1.84 million (22 Lambton Parade), $1.675 million (2 Opal Close) and $1.6325 million (25 Pacific Drive) in the suburb this year. The Lambton Parade result was for a six-bedroom waterfront residence with a rooftop terrace overlooking Swansea Channel and was the second-highest sale recorded for Swansea Heads, according to Australian Property Monitors data.
"It's been quite extraordinary," Mr Fry said. "Swansea Heads is a pretty small suburb, but they have all been well-located lifestyle properties close to the water and with views. There has been a big appetite for those type of properties."
Mr Fry also sold a four-bedroom home with a pool on over 1000 square metres of land at 6 Rose Close in Caves Beach for $1.285 million this month.
This year there has been record sales for Belmont, and Lake Macquarie, of $4.25 million, Warners Bay (sold for an undisclosed sum but marketed with a guide of $3 million), Speers Point ($2.75 million) and Eraring (sold for an undisclosed sum but marketed with a guide of $4 million).
Demand also appears to be continuing for top-end properties in what is becoming known as the "Throsby Precinct".
The Newcastle Herald understands Harcourts Newcastle have sold a striking 2018-built residence at 54 Lewis Street for $1.35 million as well as the off-market exchange of 14 McMichael Street for an undisclosed sum that is believed to have been above that sale. The near-new Paddington Properties-built residence in McMichael Street was sold in January last year for $1.25 million, according to APM data.
Walkom Real Estate have reportedly sold a block of 10 units on over 1000 square metres of land at 44 Railway Street in Merewether for $2.2 million. Home sites snapped up in Medowie
Award-winning Hunter-based developer McCloy Group has released its latest residential development in Medowie with 15 home sites secured on day one.
Stage 1 of The Gardens was released on July 11 with a number of hopeful parties camping out to be the first to secure a home site.
The Gardens is located within walking distance to shopping centres and community facilities and a 35-minute commute into the Newcastle CBD. When complete it will comprise around 211 residential home sites.
Project director James Goode said that Medowie was identified as a key growth area. McCloy Group's sister site in Medowie, The Bower, sold out out within 48 hours of its Stage 1 release in 2016.
"This is a premium offering in the Medowie area, so we did expect demand to be strong,' Mr Goode said. "We identified Medowie as an area that was in need of more housing with the number of work opportunities nearby and its proximity to Newcastle. After experiencing a positive reaction since launching The Bower, we sought to broaden our offering in the area."
