A "premium location", an entry level price to Merewether and development potential are driving good interest for a three-bedroom house set for auction next weekend with a guide of $980,000.
Tammy Hawkins, of McGrath Newcastle City, is marketing the renovated Federation home at 11 Lingard Street on 318 square metres of level land with a 16-metre frontage and an R3 zoning.
Ms Hawkins reports good numbers, a mix of owner-occupiers and developers, through the property, which is walking distance to The Junction Village, cafes and beaches. It is open Saturday at midday.
Walkom Real Estate's Greg Handsaker says "it is all about the position" for a three-bedroom home in Merewether's "golden triangle" he has listed for sale. The property at 48 Buchanan Street has been used as AirBnB accommodation The Hideaway@Merewether Beach. A price guide has not yet been set but the NewcastleHerald understands interest is expected around $1.6 million. It is open Saturday at 11am.
Flexibility in Redhead
A "versatile", top-end property in another coastal position "offers a lot of value", according to Belle Property Charlestown's Anthony Di Nardo. He has listed 27 Beach Road in Redhead with a guide of $1.8 million. It is set for an August 22 auction and open Saturday at 11am. The property features a new tri-level residence with three bedrooms, three bathrooms, ocean views, single garage and a self-contained ground-floor studio. There is an additional three-bedroom home above a four-car garage with access from Liles Lane. The residences are separated by a heated indoor pool.
Appetite for land
Ren Property's David Podmore reports Lochinvar Downs is proving popular. Only one lot remains in Stage 1 and two have already been secured in Stage 2, which comprises 26 near-level building sites between 800 square metres and 962 square metres in size and ranging from $220,000 to $250,000.
Mr Podmore will be on site Sunday at 11am. Construction has started on the land subdivision.
