Location, price point and the potential for capital growth are key to a new development near McDonald Jones Stadium that is being marketed by Commercial Collective.

Stadium Central, at 270 Turton Road in New Lambton, will comprise 10 business units with full height concrete panel construction.
The project has Development Application approval with construction expected to soon get underway. Completion is scheduled by the second quarter of next year.
Units range in size from around 86 square metres to around 143 square metres with pricing from $345,000.
"The key to this is the location, which is central to the CBD, and situated on two major arterial roads that will provide easy access to anywhere around Newcastle," Commercial Collective's Matt Kearney said.
"You've got outstanding car parking with the stadium car park adjacent, access from Griffiths Road as well as Turton Road, and the price point is excellent for what you get.
"It appears to be that there's going to be significant investment in this area, which is only going to increase the rents in the area and the capital growth."
Each unit will include approximately a 6.5 metre eave height towards the front and around 7.2 metres eave clearance at the rear of the building as well as a mezzanine structure.
Commercial Collective are also marketing two Adamstown properties on behalf of Transport for NSW.
Located at 642 and 654 Glebe Road, Mr Kearney said both had easy access to the city. No.642 offers a residential development opportunity with holding income of around $14,524.92 gross plus GST. Mr Kearney said it would be "ideal for affordable housing, both for investors and owner-occupiers".
No.654 is vacant land around 594 square metres in size with a business zoning and development potential.
Both are set for auction on September 9.
