Marketing agent Ben Robinson, of Robinson Property, has listed the tri-level residence a 1/86 Railway Street with a guide of $1.5 million and said buyers were increasing seeing the value in Cooks Hill's connectivity to the city, harbour and beaches.
"It's a massive town home," he said of the three-bedroom apartment, which is one of five in a building which was once a mechanic's workshop.
"Cooks Hill, for some time now, has been outpacing Merewether," Mr Robinson said. "You go back five to 10 years and that was never the way, but certainly per square metre and what people are paying for Cooks Hill now, it is.
"It goes to show there's a lot more people now that want to be able to walk to everything rather than drive. You're in town in five to 10 minutes walking, and another 10 minutes you're at the harbour.
"A lot of people want that connectivity to the city, which is offers. They've been tightly held and this one has only had the one owner, so we're expecting a fair response to it."
On ground level are two side-by-side secure garage spaces, a courtyard and bedroom with ensuite. Two separate living spaces are centred by a light-filled atrium on the middle level. Two further bedrooms, both with ensuites, are on the top floor.
It is set for auction on September 26 and open for inspection on Saturday at 12.20pm.
