He is marketing a spacious, four-bedroom residence at 77 Macquarie Street that has expansive views to the ocean in the east as well as across the district in the west.
But the property's best feature is possibly its in-ground swimming pool, which is gas heated and has a fully retractable pool enclosure that provides for year-round swimming.
The property has a guide of $1.485 million and inspections are only being conducted by appointment. It has three bathrooms, the main living looks over the pool through walls of glass and there is a double and a single garage.
"It is a home of large proportions and it's quite unusual to be able to get a house with ocean views across the suburb of Merewether but also views out to the west, across to the mountains," Mr Phelan said.
"The pool is unbelievable. The enclosure has pieces which concertina within each other, so you can push them back at each end and have it fully opened or you can just have one in the middle. In winter you put the gas heating on and have it completely closed. I've never seen anything like it."
In July, a new price high was set for Macquarie Street with the $1.69 million auction sale of a luxury, five-bedroom residence with panoramic views at No.76.

There was "spirited bidding" before an "entry level" two-bedroom home on around 300 square metres of land at 4 Estell Street in Maryville sold above its guide at auction last Saturday.
Brett Bailey, of Ray White Newcastle Lake Macquarie, marketed the home for $600,000 to $660,000. There were five active bidders, a mix of young, first home buyers and older professional renovators, and it sold under the hammer for $684,000.
Three bidders fought out the auction of a four-bedroom residence at 3 Dillwynia Crescent in Valentine, which was marketed by Belle Property Lake Macquarie and sold for $1.21 million.

Expectations are over $3 million for an absolute waterfront property Belle Property Lake Macquarie have listed at 115 Dilkera Avenue in Valentine. It is on the market for the first time in 36 years and features a four-bedroom brick residence with a pool and its own jetty.
McGrath Newcastle City are marketing "a blank canvas" in a knockdown three-bedroom house on a block 520 square metres in size with an R3 zoning at 14 Winsor Street in Merewether for $1.05 million to $1.15 million.
A four-bedroom house at 127 Stewart Avenue in Hamilton South is being sold through Walkom Real Estate with a guide of $1.29 million to $1.34 million.
Listings $500,000 to $1m
Belle Property Lake Macquarie's Anthony Di Nardo said "the phone has been off the richter" for a four-bedroom, two-bathroom residence with a pool and expansive district views he has listed at 17 Kirkloch Close in Wallsend with an auction guide of $995,000.
Belle Property are guiding in the high $600,000 range for a renovated home at 2 Sixth Street in Boolaroo and the low $900,000 range for 356 The Esplanade, Speers Point, which comes with lake views.
A three-bedroom house at 23 Sheridan Avenue in Adamstown Heights is for sale through Dalton Partners The Junction with a guide of $785,000.
Listings under $500,000
An updated 1920s three-bedroom house at 8 Emerald Street in East Maitland is being sold by PRD Hunter Valley with a guide of $449,000.
