Fire and Rescue NSW crews were called to Fowler Street at Hamilton South shortly after 1pm after reports of a unit block on fire.
Lambton crews arrived first to find a second-storey unit belching large volumes of smoke and well alight.
Crews evacuated more than 50 people from the units as they worked to halt the fire's spread and extinguish the blaze.
Crews managed to control the blaze but two units suffered fire and smoke damage.
Police and paramedics are on the scene. Fire and Rescue NSW said no injuries had been reported.
