Mitchell Thomas and Chris Smith, of McGrath Toukley, marketed the six-bedroom residence with a 14-car garage on 6.75 acres at 7 Foreshore Street and this month sold another waterfront acreage at 5 Macleay Street.
The four-bedroom, three-bathroom home on 9000 square metres of waterfront property was set for auction on October 17 with a guide of $2 million but was secured by a Sydney buyer for $2.2 million on October 1 after attracting mostly local interest.
"We're finding more people from Lake Macquarie are starting to shift to Eraring," Mr Thomas said.
"It's probably one of the only suburbs on Lake Macquarie that is all acreage and is one of the quieter suburbs on the lake."
Mr Thomas reported good early interest for a non-waterfront property he described as "a foot in the door for Eraring". McGrath Toukley are marketing the four-bedroom home on around one hectare of land at 23 Point Piper Road with expectations around $1 million.

Doubling up
Patrick Collins, of Raine & Horne Newcastle, said a Cooks Hill property he and Jason Maxwell are marketing offered a rare opportunity.
They have listed two lots being sold in one line at 44 Corlette Street. The front lot has an original three-bedroom miner's cottage and the rear lot a Kevin Snell-designed home with two bedrooms. Combined the two lots comprise 505.9 metres of land.
"It's almost unheard of to be able to purchase two lots in one go, especially in Cooks Hill," Mr Collins said.
The property is a NSW Trustee & Guardian sale and is set for auction on October 31. It is open Saturday at midday.
A guide has not been disclosed.
