New ground was broken for North Lambton this month when Daryl Johnson, of Dowling Property Group, sold a large home on a block 1012 square metres in size at 7 Arthur Street (pictured) for $1.02 million on January 8.
According to Australian Property Monitors data, it is the first time a home has broken the $1 million mark for North Lambton. It surpassed the $980,000 paid for a home in Hill Street in December of 2019.
This home featured timber floors, ornate ceilings, five bedrooms, three bathrooms and multiple living areas. It had a pool and two four-car garages.
Mr Johnson reported strong enquiry for the property, which was secured by a Sydney purchaser.
Big result
A new street record for Warners Bay Road in Warners Bay has been established by Joshua O'Doherty, of LJ Hooker Belmont, with the $2.15 million sale of a five-bedroom residence with a pool on around two acres of land.
The property at 120 Warners Bay Road was sold through an expressions of interest campaign and Mr O'Doherty said attracted "plenty of interest" before being purchased by a Hunter Valley family.
The previous highest street sale, according to APM data, was $1.7 million for another small acreage in 2019.
Auction action
Belle Property Lake Macquarie reported a whopping 33 registered bidders and inspections by 165 groups before a double-fronted miner's cottage, built in the 1890s and marketed by Katie Kepner with a guide of $1.35 million, sold under the hammer prior to Christmas for $1.8 million. The three-bedroom home at 13 Caldwell Street in Merewether was on a block 599 square metres in size.
New move
The three offices of Raine & Horne Newcastle, Raine & Horne Stockton and Raine & Horne Commercial Newcastle have rebranded as Movable.
Movable managing partner Jason Maxwell said the teams' familiar faces would remain.
"We really took stock during 2020, as many of our clients have, and we knew we needed to make our next big move as leaders in the local market and redefine our capability for keeping up with change and meeting the needs of so many people looking to move home and start over," Mr Maxwell said.
Listings over $1m
Robinson Property have listed a brand new four-bedroom home at 62 Pell Street in Merewether with a guide believed to be $2.1 million.
A three-bedroom apartment in the Herald complex at 206/60 King Street, Newcastle is being marketed by Belle Property Lake Macquarie with a guide understood to be around $1.3 million.
Listings $500,000 to $1m
Forty groups attended the first open of a renovated three-bedroom home Belle Property have listed at 34 Third Street, Boolaroo with a guide expected in the high $700,000s.
Dalton Partners New Lambton have a three-bedroom house at 20 Regent Street in New Lambton for $860,000.
Listings under $500,000
A three-bedroom home at 11 Cliffbrook Street, Barnsley being marketed through Belle Property has a guide of $495,000 to $540,000.
