A prestigious New Lambton Heights property that is believed to have established the suburb record price eight years ago has been listed for sale.

Mike Flook, of Robinson Property, is marketing the luxury listing at 3 Ardlessa Way. It features a grand, custom-built four-bedroom residence, indoor swimming pool and full-sized tennis court on almost half an acre of land (1895 square metres) within close proximity to John Hunter Hospital and Blackbutt Reserve.
The home has a circular driveway and porte cochere. Inside are multiple living spaces, a lift and a luxurious master retreat with an opulent dressing room and marble ensuite. It has a study and indoor courtyard and paved outdoor areas.
A price guide has not been disclosed and inspections are by appointment.
According to Australian Property Monitors data, it last exchanged for $2.2 million in early 2013. It is a price that has not been surpassed in the suburb.

Agents continue to report a hot market with high volumes of numbers at open houses and strong results.
A Merewether property at 50 Ulick Street listed by First National Newcastle City's George Rafty with an auction guide of $1 million to $1.1 million was secured within 24 hours on the market for $1.25 million.
It featured a three-bedroom home on almost 800 square metres of land in a sought-after position.
What's Selling
The $2.251 million sale of a luxury Warners Bay home overlooking the water shows how much growth the lakeside suburb has experienced in recent time, according to Belle Property Lake Macquarie's Anthony Di Nardo.
Mr Di Nardo marketed the four-bedroom, three-bathroom house at 410 The Esplanade with a guide of $2.2 million.
According to Australian Property Monitors data, the home had sold for $1.3 million almost five years ago with Mr Di Nardo reporting the only addition to the property in that time had been a plunge pool. It is believed to be the second-highest sale for The Esplanade and third over $2 million.
First National Newcastle City's Tom Lemke has reported the quick sale of a three-bedroom home at 39 Brett Street in Georgetown.
He listed the property with an auction guide of $750,000 to $820,000 and sold it for $880,000 within its first week on the market.
Land release
Two more stages of new residential subdivision Lochinvar Downs will be released to market tomorrow. Marketing agent David Podmore, of Ren Property, will be onsite from 11am.
Stages 1, 2a, 2b and 2c - comprising 76 blocks - have already sold with construction well underway and the first stage almost ready to register.
Stage 2d and Stage 3 - an additional 35 lots from 450 square metres at $198,000 to 952 square metres at $300,000 - are next to be released.
