Anthony Di Nardo, of Belle Property Lake Macquarie, marketed the "lifestyle" property with a guide of $2.05 million. According to Australian Property Monitors data, the previous highest suburb sale for Floraville was $1.5 million paid for a master-built five-bedroom home on around half an acre at 88 Violet Town Road in August last year.

A residential record is believed to have also been set in Jewells with Cveta Property's $2 million sale of a six-bedroom home on 2.6 acres at 19 Murray Street.
One of the highest prices for Cardiff Heights has been recorded with the $1.27 million sale of a four-bedroom residence with a pool and detached retreat on 1121 square metres of land at 67 Main Road.
Paula and Paul Ashcroft, of PRD Newcastle and Lake Macquarie, marketed the property with a guide of $1.15 million to $1.2 million and sold it within two weeks on the market to out-of-town buyers.
A new suburb record was set for Cardiff Heights last year with the $1.63 million sale of a a property in Cockburns Lane. It is believed to have been surpassed by the sale of Augusta, owned for 40 years by Australian golf icon Jack Newton and wife Jackie, in December for an undisclosed sum.
Ms Ashcroft said buyers were "realising how much value is in some of these suburbs like Cardiff Heights in comparison to some of the popular suburbs".
Moveable's Jason Maxwell reported "an influx of Sydney buyers looking for lifestyle properties" after selling a five-bedroom home at 90 Anita Avenue in Lake Munmorah for a waterfront record $1.95 million at auction. The result is believed to have been $650,000 over reserve and smashed the previous highest sale. A renovated three-bedroom home five doors up at 80 Anita Avenue had sold for $1.15 in September last year.
There were over 180 enquiries in a four-week marketing campaign for 90 Anita Avenue and eight registered bidders at the auction.
PRD's Peter Necevski reported the undisclosed sale of a 34-acre property best known as Wonganella Estate at 3439 Nelson Bay Road, Bobs Farm and First National Newcastle City's George Rafty sold a five-bedroom home at 34 Helen Street, Merewether for $2.4 million.
