Nick Stewart, of Century 21 Novocastrian, sold the custom-built home at 26 Weller Street on April 1 after three weeks on the market.
The home featured four bedrooms, three bathrooms, a dual-level floorplan, in-ground swimming pool with waterfall feature, outdoor shower, oversized four-car garage with workshop plus outdoor entertaining and barbecue area on a block 672 square metres in size.
According to Australian Property Monitors data, the suburb's previous highest sale price was when $1.21 million was paid for a five-bedroom house with a pool at 84 Churnwood Drive in September 2019. It was one of three homes to surpass the million-dollar mark for Fletcher that year. The $1.01 million sale of a five-bedroom home at 26 Tallowwood Crescent in June, 2019 was the suburb's first to enter million-dollar territory. In October that year, a five-bedroom home at 43 Kingfisher Drive sold for $1.025 million.
Last month, a six-bedroom house at 8 Jetty Parade was reportedly sold for $1.022101.
The $1.325 million Weller Street sale became the fifth over the million-dollar mark for an increasingly popular suburb.
"We're seeing people push further out into areas like Fletcher because the value for money isn't there in areas close to the city," Mr Stewart said.
"This home was a bit different to your normal home out there. Most of the other homes that have sold over $1 million have been project homes. This one had been architecturally designed and owner built. It was a really well-finished house."
The property had a guide of $1.2 million to $1.3 million.

First National Newcastle City's Tom Lemke believes a suburb residential record has also been set with the $920,000 sale of a Boolaroo property that featured a three-bedroom home with an award-winning, two-bedroom granny flat.
Mr Lemke jointly marketed 49 Fifth Street with Dan Irwin, of Altitude Real Estate, with a guide of $850,000 to $900,000 and reported around 100 groups through the property in three weeks.
"It was just a bit unique for the area," Mr Lemke said.
The property is returning a combined $1000 per week on separate tenancies, and was secured by a Sydney buyer as an investment property.
Belle Property Lake Macquarie's Sam Taylor said the $1.15 million sale of a Kotara South property was "testament to a good product in a very strong market".
Mr Taylor sold the four-bedroom, three-bathroom home with a pool at 69 Blackbutt Parade prior to auction with multiple offers being made.
It is believed to be one of the highest prices paid for a home in the suburb with only three others surpassing it.
"It's a beautiful home and it attracted a lot of interest from local buyers but also out of area buyers," Mr Taylor said.
APM data shows the suburb record for Kotara South to be $1.23 million, paid for a four-bedroom house at 51 Kuranda Crescent in October last year.
