Mr Brownlow, of Walkom Real Estate, is marketing 20 The Terrace on The Hill with a guide of $3.8 million to $4.1 million.
"It's a good footprint, a really good floor plan and it has terrific off-street parking, which most up there don't," Mr Brownlow said. "It's a good package."
He reported 31 groups through its first inspection last weekend - a mix of Sydney and local buyers.
The Terrace fronts King Edward Park with ocean views and is steeped in history with grand houses built there in the 1880s for the city's wealthy.

First National Newcastle City have listed stunning Federation residence Woodbine at 43 Gordon Avenue in Hamilton East. A price guide has not yet been disclosed but the circa 1916 house is positioned on a corner block 1018 square metres in size. It has four bedrooms and two bathrooms and modern additions include a heated swimming pool and freestanding double garage with studio.
A three-bedroom house at 125 Stewart Avenue in Hamilton South that is on a block almost 700 square metres in size and also has a pool and separate garage/retreat is being marketed by Dalton Partners with a guide of $1.3 million to $1.4 million.
A guide of $1.1 million has been set for a modern two-storey home at 26 Jergi Close in Charlestown that is being sold by Belle Property Lake Macquarie.
$500,000 to $1m
Dalton Partners New Lambton are selling a renovated two-bedroom apartment at 8/199 Darby Street in Cooks Hill with a guide of $525,000 to $575,000. They also have a three-bedroom, art deco house that has been in the same family for 50 years at 24 Kotara Place in Kotara listed with a guide of $570,000.
Belle Property Lake Macquarie's Mick Phillips is marketing a four-bedroom brick house on a block 744 square metres in size at 44 Crescent Road, Charlestown with a guide of $700,000 and will donate his commission from its May 8 auction to Charlestown South Public School.

A modern, two-bedroom townhouse at 2/25 Mort Street, Shortland is being marketed by Movable with a guide of $460,000 to $495,000.
