Mathew Iuliano, of First National Newcastle City, is marketing the historic 1880s property at 62A Church Street with a guide of $1.25 million to $1.35 million.
Kiandra, as it is known, is believed to have been built as the rectory for St Andrew's Anglican Church. A sympathetic restoration was completed in 2016. The home has five bedrooms, a study, formal lounge and dining rooms, a return verandah and many of its beautiful original features.
The grand lounge room is being described as the home's "showpiece" with a coloured glass bay window, open fireplace and a spectacular plaster ceiling. Referred to as the ballroom, it is believed to have once hosted dances for the local community.
"It's a really unique property, a landmark home," Mr Iuliano said. "It's a house that doesn't come up very often and is a really stand-out, special place."
Period features includes soaring 3.5-metre cedar lined ceilings, kauri pine floors, six fireplaces, picture rails and a 13.4m long hallway comprising three corbelled archways. The home is on a block 756 square metres in size.
It is set for auction on June 26 and open Saturday at 10am.

Andrew McKiernan, of McKiernan Real Estate, expects his large listing at 5 Ede Close to go close to producing one of the highest house prices paid in Charlestown.
The home is positioned in a quiet cul-de-sac with leafy surrounds and has undergone a stunning transformation.
The result is a multi-level residence with several indoor and outdoor living spaces, four bedrooms, three bathrooms and a ground-floor retreat complete with a second kitchen. There is an in-ground swimming pool and the home is being sold through expressions of interest.
Inspections are by appointment only.
"It's a pretty amazing house," Mr McKiernan said. "It's one of the largest homes I've ever seen and it feels like you're out in the bush but you're only a short walk to Charlestown Square."
Mr McKiernan said he had been inundated by enquiry during the property's first 24 hours on the market.
