Mr Kearney is marketing 59 Hunter Street. The property underwent an internal transformation 10 years ago. It comprises a ground-floor commercial premises of around 120 square metres and a New York-style apartment over two levels with separate access.
The commercial space has been operating as a doctor's surgery but is being sold with vacant possession. The full medical fit-out will stay in place.
"The initial appeal is its prime location in Hunter Street in the East End," Mr Kearney said. "There is really strong foot traffic in that area.
"Upstairs was previously office accommodation but a two-storey apartment has been created with a rooftop garden including water features and deep root planting. It's an inner city oasis. It's very private but you're right in the city.
"The majority of the interest that we've fielded on price has been in the range of $1.4 million to $1.55 million."
It is set for auction on June 23.

PropertyFox's Tim Fox and Knight Frank's Michael Boom expect investor, owner-occupier and developer interest in two properties, including the former Theatre Royal, that they are selling through expressions of interest, closing July 1.

Knight Frank have also listed two other adjoining properties in Newcastle CBD. Brent Sinclair, director at Knight Frank, said the dual-level and Torrens Title commercial buildings at 689 and 695 Hunter Street will appeal to owner-occupiers, investors and developers.
Both offer holding income with 12-month leasebacks. No.689 has a net lettable area of around 1170 square metres, a 60m height limit and 6:1 FSR. No.695 has a building area of 157 square metres.
They are set for auction on June 29.
For lease
Movable's Steven Dick said a "high-profile position to next Hungry Jacks at Broadmeadow" would prove attractive for a property at 48 Brown Road in Broadmeadow that he is offering for lease.
The ground floor is 276 square metres and there is a mezzanine level. Rent is $52,000 per annum plus outgoings and GST.
"The building has been refurbished and has a classy fit-out that includes reception and waiting area, slick glass offices and a small dock," Mr Dick said.
