The sale of a statement property with possibly the most admired pool on Lake Macquarie is believed to have taken the Belmont watermark above $4.25 million.

The unique lakefront home at 144 Ross Street was built in the 1990s. It has historic links to Newcastle with a design around reclaimed timber beams from Hinton Bridge and Queens Wharf. A wet edge pool runs from the front of the house to the lake.
It was marketed by Josh O'Doherty, of LJ Hooker Belmont, and is understood to have generated strong local interest before being secured for an undisclosed sum by a local buyer.
It is believed to have surpassed the Belmont record of $4.25 million set with Mr Doherty's sale of 148 Ross Street in January of last year. At the time that set a new record mark for Lake Macquarie but that was surpassed by the $6 million sale of an Eraring estate last August.
It was not the only big result achieved for exclusive Ross Street in a two-week period with Mr O'Doherty also negotiating the $4.2 million sale of a Hamptons-style residence on the water at No.100.
Proving popular
Thirty-eight groups turned out for the first open house of a renovated 1910s Merewether home that has been listed with an auction guide of $1.6 million.
The three-bedroom, two-bathroom house at 6 Rose Street is in what marketing agent Ben Robinson, of Robinson Property, described as a "great bracket for Merewether".
Australian Property Monitors data shows the beachside suburb's median sale price to be $1.8 million for the first 62 sales of 2021.
"It's entry level without having to knock down a house," Mr Robinson said.
New development
LJ Hooker Belmont have launched a new boutique development of 27 apartments at 51-55 Dudley Road in Charlestown that is expected to appeal to a broad range of the market. Axis on Dudley will offer a mix of one, two and three-bedroom apartments being sold off the plan. Prices are yet to be disclosed.
Listings over $1m
A four-bedroom, two-bathroom home at 8 Teal Court in Charlestown has been listed by NextView Property for $1.075 million.
First National Newcastle City are marketing a character-filled period residence at 31 Stewart Avenue in Hamilton East with a guide of $1.3 million to $1.4 million. It enjoys position on a corner block with access off Dumaresq Street.
A guide of $1.7 million to $1.85 million has been set for a home in Hamilton's sought-after Cameron's Hill at 139 Everton Street that is listed through First National and is open for the first time Saturday.
Belle Property Hunter Valley are marketing a country retreat at 17 Forest Drive in Chisholm. It features a five-bedroom residence with a pool on a lifestyle block of 5444 square metres. A guide has not yet been set but the Newcastle Herald believes expectations are around $1.4 million.
Listings $500,000 to $1m
Belle Property Lake Macquarie have set an auction guide of $795,000 to $870,000 for a three-bedroom house with a pool that is described as "oozing retro glamour" at 7 Kendella Parade in Kahibah. They also have a four-bedroom home at 12 Miranda Parade, Cameron Park listed with a guide of $750,000 to $820,000.
Dowling Property Group are guiding $640,000 to $670,000 for an updated three-bedroom home at 26 Buruda Street in Mayfield.
Listings under $500,000
Robinson Property are selling one-bedroom apartments on the second and fifth floors of the Chifley apartment complex at 14 Honeysuckle Drive in Newcastle with guides of $470,000 to $490,000. The building has a pool, gym and cafe.
