The price guide of a Merewether apartment has been raised after what First National Newcastle City's George Rafty described as a "good response" to its first open house last weekend.

Mr Rafty listed the three-bedroom offering on the top floor of the Parkview complex at 3/24 Kilgour Avenue with a guide of $1.3 million to $1.4 million.
That was adjusted to $1.4 million to $1.5 million after the first open house on Saturday.
"We had an offer so we adjusted the guide," Mr Rafty said.
"There was good interest because it's got a lovely aspect and has three bedrooms. It's on the top floor overlooking Empire Park and it sees the water. It's a pretty special sort of unit."
It is positioned on the northeastern corner of its complex with a wraparound terrace, which is partially enclosed to create a winter garden for year-round alfresco dining and relaxation.
The apartment has been updated and is in a block of just seven. It is set for auction on July 17 and open for inspection on Saturday at 1.30pm.
New Chapter
Colliers Newcastle residential director Edward Crawford has reported around 70 per cent of apartments in new city development Chapter on Watt Street have been sold off the plan.
The boutique project is being developed by Stronach Property at 15 Watt Street and will include 38 residences, mainly of two and three bedrooms, and ground-floor commercial.
"This is a fantastic boutique project - the ideal combination of premium location, a highly respected developer in Stronach Property, and a stunning design," Mr Crawford said.
"There are very few opportunities now to buy this close to the beach and the CBD. Incorporating the existing classic facade with a brand new building is a wonderful feature".
The Chapter site at 15 Watt Street in Newcastle has rich working history, having housed a baker, a butcher, a cabinet maker, a fruitier and the Adelaide Steamship Co.
Chapter was launched in mid-May. Early site works have been completed with formal construction expected to commence in coming months and completion scheduled for early 2023.
Mr Crawford said buyers had been a mix of owner-occupiers, investors and first home buyers.
Listings over $1 million
Crawford Real Estate have listed a circa 1873 miner's cottage that has been renovated at 68 Howe Street in Lambton with a guide of $1.25 million to $1.35 million.
A contemporary three-bedroom house at 6 Bevan Street in Islington is being marketed by Shore Property with a guide of $1.1 million to $1.2 million.
Walkom Real Estate are selling a four-bedroom residence on a block 1707 square metres in size at 14 Paddock Close, Elermore Vale for $1.05 million to $1.1 million.
A five-bedroom house at 11 Moira Street in Adamstown has been listed by Robinson Property with a guide of $1.2 million to $1.3 million.
Listings $500,000 to $1 million
A guide has not yet been set for a four-bedroom home at 23 Conveyor Street, West Wallsend that is being marketed by Belle Property Lake Macquarie and described as a "show-stopper" but the Newcastle Herald understands expectations to be in the high $800,000 range.
Belle Property Newcastle are guiding $650,000 for a four-bedroom house with a pool and downstairs parents' retreat at 19 Alhambra Avenue, Macquarie Hills.
Expectations are believed to be in the low $800,000 range for what Belle Property Newcastle are marketing as a "true renovator's delight" at 84 Howe Street in Lambton.
Listings under $500,000
Crawford Real Estate are guiding $430,000 to $460,000 for a three-bedroom brick villa at 4/550 Main Road in Glendale.
A bedsitter-style apartment on the eighth floor of the Arvia complex at 804/67 Watt Street, Newcastle being sold by Robinson Property has a guide of $475,000 to $500,000.
