Ms Gudelj has listed the town's Masonic Temple at 130 Barton Street. It is being marketed through an expressions of interest campaign.
"The owner had a vision of converting it into a warehouse conversion," Ms Gudelj said.
"She wanted to make it a home. It can be done, subject to council approval. The back end of the room is high, so you could build a loft.
"It's in a prime location and certainly can be used for a business. There's lots of potential there. It's very unique."
It was built in 1909 and consecrated on July 21, 1917. With solid triple-brick construction and featuring many hallmarks of its era, the versatile piece of history is expected to catch the attention of buyers considering a new business or moving an established business.
It is zoned for commercial use with 290 square metres of internal space.
Ms Gudelj said the Masonic Temple has been beautifully preserved and is full of history. Original features include grand arched windows. There is a kitchenette and a garden courtyard complete with mural.
The building is set on a level, 505 square metre corner block.
A price guide has not yet been set.
