Mr Rafty listed a circa 1915 house with two bedrooms on a 584 square metre block at 13 Darling Street in Hamilton South with a guide of $1.3 million to $1.4 million.
It was secured within seven days for an undisclosed sum believed to have been above the guide.
A four-bedroom brick home at 32 Everton Street in Hamilton that he listed with a guide of $1.4 million to $1.5 million also sold quickly for an undisclosed price.
"Hamilton South has always been desirable but, because there's such limited stock, people are trying to jump in quickly to secure property before auction," Mr Rafty said.
Belle Property Lake Macquarie reported a two-bedroom house at 5 Murray Road in Cardiff attracted 19 offers before selling for $720,000.
A four-bedroom house at 74 Northumberland Street in Maryville that was marketed by Harcourts has been secured at auction for $1.34 million. It exchanged for $845,000 in March last year.
PRD Newcastle and Lake Macquarie have sold a three-bedroom home at 11 Platt Street in Waratah for $925,000.
It was marketed with a guide of $800,000 and was set for auction on September 29.
