A five-bedroom, four-bathroom home on 531 square metres of land at 51 Scenic Drive captured a "huge amount" of interest in just three days on the market before selling for $3 million.
Robinson Property's Lyndall Allan had been guiding between $2.6 and $2.8 million for the three-level property in walking distance from Burwood and Merewether beaches.
A luxe parents' retreat with mountain views has been added since the property last sold for $1.52 million in 2016.
"I had two local buyers fighting over it, ending in a race to exchange at a $3 million price tag, which was an exceptional result," Ms Allan said.
"There's huge demand as always for Merewether - we are seeing an increase of buyers coming up from Sydney, and Merewether seems to be their pick of the suburbs.
"That's putting more demand on that higher end of the market in Merewether, but we have a lot of local buyers - a long list of buyers ready to jump on any stock that we have in that area, which is why a property like that goes in three days."
The result follows the five-day, $5.8 million sale of 22 Hickson Street, Merewether in mid-September.
Meanwhile, a four-bedroom, two-bathroom family home on the doorstep of Glenrock State Conservation Area is also attracting plenty of eyes.
Set on 481 square metres of land, 210 Scenic Drive has drawn enquiries from a mix of local and out-of-area buyers in its first week on the market.
"There are a lot of groups who are hoping to move quite quickly on it - it's just a really good solid home with quite a bit of space and flexibility," Belle Property's Katie Kepner said.
"The wow factor is certainly the views ... you can see the sand and the water at Stockton beach, the water and the bridge at Kooragang Island and, on the other side of the house, every window has beautiful outlooks to Glenrock reserve."

Dalton Partners are selling a five-bedroom home that is on the market for the first time in 42 years at 90 Grinsell Street, Kotara for $1.1 million.
A three-bedroom, brick residence with ocean views at 208 Caves Beach Road in Caves Beach is on the market through Belle Property Lake Macquarie with a guide of $2 million to $2.2 million.
$500,000 to $1m
A three-bedroom home at 52 Lexington Parade, Adamstown Heights is being listed by 1on1 Property Newcastle with a guide of $840,000 to $880,000.
A four-bedroom home on 822 square metres at 18 Thompson Street, Charlestown, is expected to appeal to families and investors. PRD Newcastle and Lake Macquarie is guiding $695,000 at auction.
Dowling Property Group Mayfield are guiding $580,000 to $620,000 for a three-bedroom, two-bathroom residence with a detached garage and office space at 32 Robert Street, Wallsend.
Under $500,000
LJ Hooker Hamilton are selling a renovated one-bedroom apartment at 2/62 Selwyn Street, Merewether with a guide of $400,000 to $440,000.
A guide of $330,000 to $360,000 has been set for a contemporary one-bedroom apartment listed by Belle Property Lake Macquarie at 13/727 Main Road, Edgeworth.
