Formerly the Gallipoli Legions Club carpark, the site at 15 Beaumont Street (pictured left, bottom right) comprises nearly 1000 square metres and runs through to a second frontage at Eva Street.

The Beaumont Street side has B2 local centre zoning, while the side fronting Eva Street is zoned R3 medium density residential.

"The competitive advantage this one has over many properties on the market is that it's vacant - there's no need for demolition to commence development," Commercial Collective's Matt Kearney said.

"It does still require a DA, but it's less than 100 metres to Hamilton train station and there's a bus stop adjacent to the property so its link to public transport is excellent."

Mr Kearney said he had received interest from residential developers as well as owner-occupiers looking at building their own commercial development.

"Being on Beaumont Street, which is a great lifestyle street ... obviously that market would go very well for build-to-sell type units," Mr Kearney said.

"We've also had interest from build-to-rent developers as well, with a bit of a focus around providing housing for essential service workers like firefighters and police and nurses who need to be located close to public transport."

The lot is for sale by expressions of interest, closing at 4pm on October 28.

Knight Frank's Michael Boom says there is "endless potential" for the former location of Home Timber and Hardware in Mayfield.

On the market for the first time in 42 years, the site comprises 203 Maitland Road - a 619 square metre block set over two levels - and 371.5 square metres at 2 Kerr Street.

The two properties (pictured top right) have development application approvals for a three-level commercial premises and three townhouses with four parking spaces respectively.

Mr Boom anticipated strong interest in the site, which is being guided at mid-to-high $1 million and is situated within five kilometres of the Newcastle CBD.

"Mayfield has undergone a lot of change in the past few years with an influx of younger families and businesses flooding into the suburb," said Mr Boom, who is marketing the site with Property Fox's Tim Fox.

"Situated so close to amenity like the Stag & Hunter Hotel, Onyx cafe and within walking distance of the train, this location ticks all of the boxes."

The site will go under the hammer at 10.30am on October 28.
