A five-bedroom home at 8 Robinia Close, Elermore Vale, sold for $1,501,000 just hours before it was due to go under the hammer to buyers who had only seen the property through video and FaceTime.
Set on 729 square metres and boasting a pool that backs onto bushland, the property sold for well over its initial guide of $1.1 million, which was later raised to $1.2 million.
"It's the highest residential sale in the suburb for a non-acreage property," Ray White Newcastle and Lake Macquarie's Brett Bailey said.
"It was sold to a couple from Dubbo who found that the scale of the home and what it offered the family 'ticked every box'."
The $2.45 million sale of a 2.15 hectare block at 22 Paddock Close set a new benchmark for Elermore Vale in February 2020.
A two-bedroom home within 250m of the Darby Street cafe strip sold for $1,327,500 at auction.
Robinson Property's Lyndall Allan had been guiding $1,125,000 million for 20 Bruce Street, Cooks Hill, which attracted a mix of local and Sydney buyers.
The home had been an investment property for its former owners, who paid $585,000 for it in August 2015.
"It was well over what we were expecting and setting a new benchmark for a property with two bed, one bath, no car in that area," Ms Allan said.
A whopping 26 bidders registered for the auction of Mayfield East's 35 Henson Avenue earlier this month before the property eventually sold for $1,094,500.
The unrenovated, three-bedroom home attracted a combination of first-home buyers, downsizers and investors, with bidding competitive until about the $950,000 mark.
An investor, who plans to renovate, bought the home with buyers planning to downsize narrowly missing out.
PRD Newcastle and Lake Macquarie's Dale Slater said the sale, which marked the suburb's fifth seven-figure result, was not far off similar properties nearby that had been fully renovated.
In Hamilton South, First National Newcastle City had two properties sell before auction.
A four-bedroomer at 39 Darling Street had multiple offers in its first week before selling for $1,517,000, while 266 Beaumont Street sold for an undisclosed price.
Belle Property reported the $2.9 million sale of 114 Dilkera Avenue, Valentine, also prior to auction.
The immaculate four-bedroom, three-bathroom offering had 20 inspections before selling for well over its $2.5 million guide.
The property was set on 494 square metres and looked out onto Lake Macquarie and Bennett Park.
